I would also make sure the car is worth an engine replacement. Is there other repairs needed, how is the transmission, half shafts, suspension components, heat, AC, interior, body condition, etc. Finally do you really like the car. To get your investment back out you will need to live wit it for some time after the engine replacement. Just stuff to think about.

Check:
compression / leak down
borescope inside the cylinders
remove valve cover and make sure there is no sludge buildup
visual inspection of cam lobes for wear
Unfortunately, unless you perform a full teardown of the engine, there is no way to know the condition of the bottom end...
